Select Your MLS
Choose your MLS board from a comprehensive dropdown menu that includes over 50 pre-configured boards including Bright MLS, Stellar MLS, CRMLS, NWMLS, HAR, ARMLS, and many more. If your specific MLS is not listed, you can enter custom disclosure text and formatting requirements manually. The system remembers your MLS selection so you only need to configure it once, though you can easily switch between boards if you work across multiple MLS areas.
Configure Watermark
Customize the appearance of your disclosure watermark to match your preferences and branding standards. You have full control over the watermark text content, font size, position on the image (top, bottom, corner, or banner), opacity level from subtle to prominent, background color and transparency, and whether the watermark appears as an overlay or a separate banner below the image. Preview your watermark on a sample image before applying it to your entire batch.
Stage Photos
Upload and stage your listing photos using any of RoomStage AI design styles. The staging process works exactly the same regardless of whether you have MLS compliance enabled. Stage individual rooms or batch-process an entire listing photo set. The AI preserves all architectural elements while adding realistic, style-appropriate furniture and decor. Your MLS watermark preferences are saved and ready to apply at export time.

Every image you export automatically includes the proper MLS disclosure watermark in your configured style.
