Zillow virtual staging: what agents need to know

Zillow shows virtually staged listing photos that arrive through MLS listing feeds, so your MLS’s disclosure rules decide how they must be labelled. Separately, Zillow launched its own Virtual Staging tool on September 10, 2025 for Zillow Showcase listings, which lets home shoppers restyle rooms themselves. It does not create staged photos you can upload to the MLS.

How staged photos get onto Zillow

Listing photos usually reach Zillow from your MLS listing. That means the rules that matter are your MLS’s: some want the disclosure in the photo description, some in the remarks, and some on the image itself. Captions and remarks do not always travel with an image to every site, while an on-image label stays with the photo wherever it is shown. See the rules by MLS.

Zillow’s own Virtual Staging tool

  • Announced on September 10, 2025 as an AI feature of Zillow Showcase listings.
  • Home shoppers start it: they tap a photo, choose a style, and see the room restyled, and can switch back to the original.
  • It is built on Virtual Staging AI, which Zillow acquired in October 2024. Photographers have had a version of it in Aryeo since March 2025.
  • It restyles photos for shoppers on Zillow; it is not a way for agents to produce staged images for the MLS.

What Zillow has said about AI-altered photos

Zillow has told reporters that listing photos must represent the home accurately, that it supports clear disclosure when AI materially alters a listing image, and that agents and brokers carry front-line responsibility for accuracy (Fortune, July 2026; Boston Globe, August 2026). We have not found a published Zillow policy that sets specific label wording, so follow your MLS’s rule.

A checklist for listings that will appear on Zillow

  • Follow your MLS’s disclosure rule exactly: where the label goes and what it says.
  • Where your MLS allows it, add a label on the image itself so the disclosure travels with the photo.
  • Keep the unaltered original, and include it next to the staged photo where your MLS requires it.
  • Only add or replace furniture and décor; never change fixtures, structure, views or defects.

Where RoomStage fits

RoomStage creates staged photos you own and publish: it keeps your original, can add a disclosure label, and can publish to your MLS listing through the RESO Web API, from where the listing reaches Zillow and other portals.
