Virtual Staging Disclosure Labels for Every MLS

Label staged photos the way your MLS requires: on the image, in the caption, or with the original alongside.

Virtual Staging Disclosure Labels for Every MLS

Add the right 'Virtually Staged' label to staged listing photos. RoomStage has built-in disclosure rules for 16 MLSs, including Wisconsin's Act 69 markets.

Who Is This For?

Listing agents in MLSs with virtual staging rules, Brokerages that need consistent compliance across agents

How It Works

Choose your MLS: Pick your MLS in RoomStage. Its rules set the label text, position and image size, and whether the original photo must be included. Choose how to disclose: Use a caption, a label on the image, or image metadata. You can write your own disclosure text of up to 240 characters.

Pricing

Disclosure labels are included on every RoomStage plan at no extra cost.

The Problem

MLSs increasingly require virtually staged photos to be disclosed, and the rules differ. Some want a label on the image, some ban text on photos, some require the unaltered original alongside, and in Wisconsin a state law adds its own requirement from January 1, 2027. Agents are left checking rulebooks for every listing, and getting it wrong can mean a fine or a listing correction.

Our Solution

A virtual staging disclosure tells buyers that a listing photo has been digitally altered. RoomStage keeps built-in disclosure rules for 16 MLSs plus a standard default. Each rule sets the label text, such as "Virtually Staged", "Virtual Staging" or "Digitally Altered", where the label goes, whether RoomStage or the MLS applies it, whether the original photo must be included, and the caption wording. Choose your MLS and the right treatment is applied when you download or publish. Your original photo is always kept.

How It Works

1

Choose your MLS

Pick your MLS in RoomStage. Its rules set the label text, position and image size, and whether the original photo must be included.

2

Choose how to disclose

Use a caption, a label on the image, or image metadata. You can write your own disclosure text of up to 240 characters.

3

Download or publish

Downloads and MLS publishing use the treatment your MLS requires. Where the MLS applies its own label or bans text on photos, RoomStage leaves the image unmarked and puts the disclosure in the photo's caption or description instead.

Frequently Asked Questions

Do I have to label virtually staged photos?

Most MLSs require virtually staged photos to be disclosed, and the exact rule varies: some want a label on the image, some a caption, and some the unaltered original alongside. Check your MLS's rules; our MLS virtual staging rules guide links to the primary sources.

What should the label say?

Usually "Virtually Staged". Some MLSs use "Virtual Staging", and Metro MLS in Wisconsin uses "Digitally Altered", applied in its own system. RoomStage uses your MLS's wording automatically.

Which MLSs have built-in rules?

Bright MLS, Stellar MLS, MLS Now, CRMLS, NEREN, MRED, NTREIS, NWMLS, MLSListings, My Florida Regional MLS, NorthstarMLS, and five Wisconsin MLSs: Metro MLS, Northwestern Wisconsin MLS, Greater Northwoods MLS, RANW and South Central Wisconsin MLS. Other markets use a standard "Virtually Staged" default.

Is the original photo kept?

Yes. RoomStage always keeps your original photo and stores the labelled copy separately. Where your MLS requires the original, it is included when you publish.
